Starting in the depths of the financial crisis, I was hired to manage a 936-unit property, comprising of a Master Association and two Sub-Associations, that was run into bankruptcy by the previous management company. By taking advantage of my years maintaining properties and skills in property management, we returned operations to a level of normalcy.

At a 175-unit Property:
- Converted the building to LED at no cost to the Homeowners Association saving $45,000/yr in electricity
- Managed record snowfall removal in 2016 (460”) and modified landscaping to lower future snow removal costs and improve aesthetics and function. Estimated savings is $5,000 to $15,000 per year.
- Modified irrigation to lower water usage from 2.6 – 0.3 million gallons, saving $8500/year
At a 100-unit, 11 story Property:
- I identified a questionable contract ($147,000) presented by the management company of the Master Association and over a weekend, was able to obtain proposals showing a $90,000 savings. This resulted in a $25,000 savings to the HOA I managed.
